　　中广网济南9月19日消息（记者桂园）与7月相比，山东省纳入国家统计局调查的4城市房价全面下降。其中济南8月房价环比涨幅为—0.4%、青岛为—0.1%、烟台为—0.3%，济宁与7月份涨幅持平，今年以来首次全面停涨，山东楼市或进入拐点。

　　国家统计局数据显示，8月，70个大中城市新建商品住宅中，价格下降的城市有16个，持平的城市有30个，比7月增加了15个。二手房价格环比下降的城市有26个，持平的17个，与7月相比增加了9个。

　　只用了1个月，济南、青岛、烟台房价环比涨幅，就从小幅微涨全面进入了下降通道，济宁房价也连续2个月未现涨势。从同比涨幅看，8月份，山东4城市房价上涨均在5%以内，且较7月份同比涨幅有最高0.7%的回落。

　　中国房地产指数研究院分析，随着房地产成交的持续低迷，楼市库存压力进一步加大，再加上9月新限购城市将逐步增加，房价全面下行的动力愈加强烈。
